Challenging Project on the Cliffs in Corona del Mar, CA

Architect Chris Brandon and Builder/Developer Andrew Patterson have once again proven their expertise and talent with all the many challenges they faced to design and to begin building an incredible home on the bluffs overlooking Newport Harbor, the largest pleasure boating harbor in the World..

The property is located on Ocean Boulevard in Corona Del Mar, and the 3-story home will be built going down the steep bluffs with a commanding view of the Newport Harbor and Pacific Ocean.

The stunning home designed by Brandon Architects of Costa Mesa, https://www.brandonarchitects.com/  has certainly presented challenges to all those involved in the design, demolition and building.

One of the biggest challenges faced by Patterson Construction http://pattersoncustomhomes.com/  was to access the property, which is not actually located on Ocean Boulevard, but built below another existing house on the cliff. The lot is irregular shaped and the only entrance from land to access the property is a 30 feet wide opening on Ocean Blvd in Corona del Mar. It was necessary to build a temporary platform and road where the existing garage was demolished to get the equipment on site to do the demolition and foundations. The lot curves around and is 245’ along the right side and various lengths on the left. The rear of the property is 87’ wide. It is zoned R-1 and is approx. 16,831 sq. Ft.

The existing three-story single-family residence, pool and detached garage sold for $11.8 million in 2021 and has already been demolished. Due to the sensitive location of the existing home above the property, the builders could not use a crane on the lower part of the site to remove demolition debris and deliver construction materials. Some materials were brought in by a barge via the private dock.  The demolition and foundations reportedly cost in the excess $400,000.

The new residence will also be a three-story single-family home of approximately 7328 ft.² there will be 3 bedrooms and 4 baths, the loggia area will consist of a pool, spa and covered cabana. A lower cabana will be incorporated below the pool, all overlooking the water and Carnation Cove. At the water level is a private boat dock with a berth that could hold a yacht up to 70 ft.  A 3-car garage will be included on the upper most level with access off Ocean Blvd.  The reported cost of construction could reach upwards of $9 million

This breathtaking home overlooking the Newport Harbor with sweeping panoramic views could be worth well over $25 million once completed.
