Tony Valentine Construction has been making great progress on the Aerie project. The 51,124 sq ft. project involves excavation of 9810 cubic yards of coastal bluff. Not a simple task by any means especially considering all the heavy rain in recent months. 

CRANE

When the owner Richard Julian and his wife first spotted the property and its views 12 years ago, they knew they wanted to live there. Their original vision for the beautiful location was much larger than what has been approved by the coastal commission for the site today. The site was formally a light pink 14 unit apartment complex that was built in the 60s and was definitely ready for demolition!

MUDDY

The 7 luxury homes are perched on a bluff above Newport Harbor with breathtaking views of the Harbor, Laguna Beach , Palos Verdes and Catalina Island. Aerie is situated on the corner of Ocean Blvd and Carnation Avenue in the community of Corona del Mar, CA.  The project, designed by renowned architect Brion Jeannette, will feature beautiful organic shapes of concrete, glass, rock & steel.  The project also consists of a beach and boat docks for the residents along with stunning natural rock formations and intimate bay.

VIEW

The homes at AERIE will average 4,500 square feet plus an additional 1,000 square feet (approximately) per unit of wine cellar and general storage.  Common areas include large banquet facilities with Kitchen, spa, gym, bar area and restrooms with showers. There are over-sized garages (Attached or elevator accessed), guest parking, a Beach Club facility and large expansive private sun decks of 60’ to over 100’ for each residence.

View Corridors – Views from the “public view point” at Carnation Avenue and Ocean Boulevard would be enhanced by approximately 76 percent as a result of the Project.  A public bench and drinking fountain will be added at this “public view point” to enhance the public viewing experience.  The Project also creates a 9 foot wide view “corridor” at the northerly property limits, which currently does not exist.
